Dit is 'n bron van skoonheid, melkhout en fynbos flora, en 'n habitat vir wilde diertjies. Ons is trots daarop en wil graag ons kuspaadjie en strand ondersteun. Ons moet ons kusstrook vir toekomstige geslagte beskerm. Hugo Potgieter<br>\u2022 Schulphoek Aksie Groep (SAG)<br>\u2022 Sandbaai Belastingbetalers Vereniging (SBBV)<br>\u2022 Sandbaai Vrywillige Gemeenskaps-Verbetering Distrik (SVGVD)<\/p>\n<\/div>\n<\/div>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Meer Sonerings Inligting<\/h2>\n\n\n\n<p><strong>Overstrand Munisipaliteit Grondgebruikskema, 2020 (Bylae 2)<\/strong><\/p>\n\n\n\n<p><strong>DEFINITIONS<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u201c<strong>\u201cNATUURRESERVAAT\"<\/strong>&nbsp;beteken \u2019n nasionale park of omgewingsbewaringsgebied, hetsy in openbare of private besit, wat ingevolge wetgewing as \u2019n natuurreservaat verklaar of geregistreer is met die doel om wild, flora en fauna in \u2019n oorwegend natuurlike habitat te bewaar en te bestuur; dit sluit bewaringsgebruik in, maar sluit nie toeristefasiliteite of toeristeverblyf in nie;<\/li>\n\n\n\n<li>\u201c<strong>\u201cOPENBARE OOP RUIMTE\u201d<\/strong>&nbsp;beteken grond wat in openbare besit is, hoofsaaklik gebruik word vir buitemuurse sport, speel, rus of ontspanning of as 'n parkarea of \u200b\u200bnatuurgebied, en sluit verwante geboue, infrastruktuur en gebruike in<\/li>\n<\/ul>\n\n\n\n<details class=\"wp-block-details has-ast-global-color-5-background-color has-background is-layout-flow wp-block-details-is-layout-flow\" style=\"border-width:2px\"><summary><strong>Agterground van die hersoneringsaansoek:<\/strong><\/summary>\n<p>Dit het begin met 'n 'informele' vergadering op Sandbaai se strand, om die SANDBAAI STRANDONTWIKKELING, die VLEILLAND agter die strand en STORMWATERSKADE aan die VLEILLAND en STRAND te bespreek. Aanwesig was: Rl Lombard, Rl Lerm, mnr Roy Groenewald, mnr Egbert Klapwijk, 'n persoon van Cape Nature en prof Jeanine Vellema. Kommer oor die agteruitgang van die strand en stormwater impak op 'sandvlakke' van die strand (onder meer), is uitgespreek.<\/p>\n\n\n\n<p>\u2018n \u2018Formele\u2019 vergadering het op 11 Nov 2024 plaasgevind met&nbsp;<strong>Me Liezl de Villiers&nbsp;<em>(OM Afdelingsbestuurder: Omgewingsbestuur en -bewaring),<\/em><\/strong>,<strong>&nbsp;<\/strong>haar OM span&nbsp;<em>(De Wet Nel, Chester Arendse, Timothy Europa Penelope Aplon)<\/em>, Rl Lombard &amp; Egbert Klapwijk&nbsp;<em>(Afriforum Omgewingsafdeling)&nbsp;<\/em>en Prof Jeanine Vellema. Ons het die Sandbaai Strand 'ontwikkeling'&nbsp;<strong><u>en<\/u><\/strong>&nbsp;hoofsaaklik&nbsp;<strong>verbeterde omgewingsbeskerming en -bewaring opsies<\/strong>&nbsp;vir Sandbaai se&nbsp;<strong>STRAND<\/strong>die aangrensende en binnelandse&nbsp;<strong>VLEILANDE<\/strong>&nbsp;en die res van&nbsp;<strong>SANDBAAI se KUSSTROOK, bespreek.<\/strong>.<\/p>\n\n\n\n<p>\u2018n Aanbeveling deur Liezl de Villiers was dat ons aansoek sou kon doen vir HERSONERING van ons Sandbaai kusstrook &amp; vleilande vanaf hul huidige Publieke Oop Ruimte Sone 2, na Publieke Oop Ruimte Sone 1, wat 'natuurbewaring\/beskerming' status het. Die aansoek mag egter slegs gedoen word na oorleg met ons Wyksraadslid en via ons Wyk 7 Komitee, waarna (redelik omslagtige) munisipale HERSONERING aansoek prosesse sou kon begin.<\/p>\n\n\n\n<p>Die OM Stadsbeplannings-Afdeling en Eiendomsadministrasie-Afdeling het spesifieke riglyne en prosedures wat met hersonerings-aansoeke gevolg moet word, in ooreenstemming met die OM Ruimtelike Ontwikkelingsraamwerk (OM Spatial Development Framework). Verskeie wette, verordeninge en beleide gee voorskrifte oor die (redelik komplekse) prosesse wat gevolg moet word in so 'n HERSONERING aansoek, op Nasionale, Provinsiale en Munisipale vlakke. <\/p>\n\n\n\n<p>Ons is gevra om die spesifieke eiendomme\/gebiede wat vir hersonering voorgestel is, te identifiseer, om voor te berei vir 'n vergadering met die verskeie relevante OM departemente, ons MMC (Munisipale Burgemeesterskomitee) en Wyksraadslid. Ons het dit aan Liezl de Villiers voorgel\u00ea, insluitend: Erf-Nommers, Gebieds-Omtrek en Gebieds-Oppervlaktegrootte afmetings.<\/p>\n\n\n\n<p>Die Wyk 7 Komiteevergaderings het nie die kwessie opgelos nie.<\/p>\n<\/details>\n\n\n\n<p><\/p>\n\n\n\n<h5 class=\"wp-block-heading\"><strong>Overstrand Munisipaliteit Grondgebruikskema, 2020 (Bylae 2) \u2013 Hoofstuk 12 Uittreksel<\/strong><\/h5>\n\n\n\n<div class=\"wp-block-group has-background is-layout-constrained wp-block-group-is-layout-constrained\" style=\"border-width:1px;background-color:#d5fbe8\">\n<h6 class=\"wp-block-heading\"><strong>OOP RUIMTE SONE 1: NATUURRESERVAAT (OS1)<\/strong><strong><\/strong><\/h6>\n\n\n\n<details class=\"wp-block-details is-layout-flow wp-block-details-is-layout-flow\"><summary>Gebruik van die eiendom<\/summary>\n<p><strong>12.1.1<\/strong>&nbsp;&nbsp; The following development parameters apply:<br>a) A site development plan must be submitted in terms of 16.3 to the satisfaction of the Municipality.<br>b) The Municipality may require&nbsp; an&nbsp; environmental&nbsp; study&nbsp; and\/or&nbsp; environmental management plan in terms of 16.4.<br>c) Prior to the approval of any building plans or engineering services, the Municipality must determine the development parameters applicable to a land unit when:<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;i.&nbsp;the zoning of a land unit to this zone is approved;<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;ii.&nbsp;any environmental impact report is considered;<br>&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;iii. any environmental management plan is considered;
